Wards Cove Development Project Overview
On the eastern shores of Seattle’s Lake Union, Wards Cove is converting the site of their former salmon processing operations into a mixed-use project that will feature:
- 12 new houseboat moorings
- 21 luxury townhouses on the uplands side
- a 10-slip marina for yachts 75 feet long or greater
- two existing office buildings renovated to include 16,000 sq. ft of office and marina support facilities, and
- a new Green Street design of Fairview Avenue East

The property, which Wards Cove has owned since 1961, starts at the intersection of Fairview Avenue East and East Hamlin and continues northward for 1,040 feet on the water side of Fairview and approximately 502 feet on the uplands side of the street. Because Wards Cove controls both sides of Fairview East for more than 500 feet, the opportunity exists for the creation of a Neighborhood Green Street that will provide people in the area with new access to the water and greatly improved views of Lake Union.
Wards Cove is currently undergoing the permitting process and hopes to begin demolition work and site improvements in mid to late 2007.
